Built as part of a larger office park development in the Carnegie Center in Princeton, NJ, this 90,000 SF speculative office building was constructed at the low point of the real estate market.

To attract new tenants from the surrounding office market, the client requested that the lobby interior be designed to appeal to a younger generation of lessees.

Eschewing the traditional high gloss granite and glass common in this market, the material selections included a honed earthy Balsaltina for the floor and stair treads, and articulated limestone for the wall adjacent the ornamental stair to the second floor.

The building footprint and exterior design are largely governed by design guidelines developed in the 1980s. However, several fly-by curtain wall details were included at parapet and wing walls. Glazing is fritted on these curtain wall extensions in decreasing density, to give way gently to the blue sky above. The building was certified with LEED Silver status, the first of its kind in the client’s portfolio, and was designed to be sustainable and efficient.
