With interest in Center City residential units continuing to grow, developers are attempting to add density via new buildings in some of the city’s historic areas. One such project is a 10-story residential condo building in the Rittenhouse-Fitler Historic District, designed by CosciaMoos for Flamingo Bay Investments. Principal Sergio Coscia was interviewed by the Philadelphia Inquirer about the project, which would add much needed residents to help support small businesses struggling from lack of foot traffic post-COVID.

“’Center City has become very popular, very desirable, and we are getting a lot of people coming in from New York and other places,’ said Sergio Coscia, principal with the CosciaMoos architecture firm in Philadelphia. ‘There’s a market for a product that’s not typically Philadelphia, that’s more sophisticated.’”
