Originally an electronics factory built in the 1950s, this typical industrial building was converted into a two story market-rate apartment building. The building structure is comprised of poured-in-place concrete mushroom columns supporting the second floor two-way concrete slab, creating complications for any new penetrations or openings. The light gauge steel roof structure allows two new courtyards to be cut into the center of the building. These new internal courtyards provide exterior terraces and natural light for the interior units, plus a common exterior amenity space accessible to all tenants. The units on the ground floor benefit from high floor-to-floor heights typical of industrial buildings of this era, and utilize mezzanine bedroom areas to increase the overall unit count in the building. The central spaces on the ground floor are used for various amenities and tenant storage. A new entrance, private garden and entry court are carved out of the original loading dock. The project was awarded Federal Historic Tax Credits.
